SURREY, BC – Demand for Fraser Valley real estate remained elevated in August reaching the second highest sales ever for the month against a backdrop of decreasing supply.

The Board processed a total of 2,087 property sales on its Multiple Listing Service® (MLS®) in August, an increase of 4.0 per cent compared to July and a 2.4 per cent increase compared to the same month last year.  Sales remained unusually high for the month; second only to August of 2005.

Larry Anderson, President of the Board, said, “Home buyers are facing one of the worst supply shortages in Fraser Valley history. Our sales are over 30 per cent above normal, while our housing stock is at levels last seen in the early 80s.

“To put our supply and demand situation in perspective, for every 100 townhomes on the market in August, Fraser Valley REALTORS® sold 94. The single-family detached and condo markets also remained in strong seller’s market territory. Persistent demand and lack of supply continues to put upward pressure on home prices.”

In August, the Board received 2,107 new listings, a decrease of 36.3 per cent compared to last year, and a decrease of 13.3 per cent compared to July 2021. The month ended with total active inventory sitting at 4,077, a 16.8 per cent decrease compared to July, and 44.9 per cent fewer than August 2020.

Baldev Gill, Chief Executive Officer of the Board, added, “To improve affordability, the BC government introduced the foreign buyers’ tax in 2016 and the federal government introduced the mortgage stress test two years later. And yet, in the last five years, the price of a typical detached home in the Fraser Valley has increased by 50 per cent.

“Those measures did not address the core issue, which is insufficient supply to meet the rise in our population growth. All levels of government must work together to correct the structural housing shortage.”

Across Fraser Valley, in August, the average number of days to sell a single-family detached home was 29 and a townhome was 19 days. Apartments took, on average, 29 days to sell.

MLS® HPI Benchmark Price Activity

• Single Family Detached: At $1,336,800, the Benchmark price for an FVREB single-family detached home increased 1.3 per cent compared to July 2021 and increased 31.1 per cent compared to August 2020.
• Townhomes: At $697,500, the Benchmark price for an FVREB townhome increased 1.3 per cent compared to July 2021 and increased 23.7 per cent compared to August 2020.
• Apartments: At $498,800, the Benchmark price for an FVREB apartment/condo increased 1.0 per cent compared to July 2021 and increased 14.1 per cent compared to August 2020.

Community seems to flourish in this park and it’s no wonder it’s a local favorite.

After leaving Fraser River Heritage Park, we made our way to Cascade Falls, a journey that took us through the backroads of Mission. This route revealed some of the undiscovered, yet picturesque beauty of the Fraser Valley countryside. The winding roads, forest groves and rolling farmlands presented an almost idyllic, postcard-like scene at every turn.

Cascade Falls was nothing short of grandiose. This impressive natural wonder is stupendous in stature. A short incline through a wooded trail led us up to both a viewing platform, and a suspension bridge which scanned the Cascade canyon.

From there, we made our way back into the heart of the community. Historical Downtown Mission. This unique downtown core represents everything that is hip and modern, while still maintaining the sentiment and nostalgia of days gone by. One needn’t look much further than our very own Post Office, to see the priority Mission places on preserving our historical architecture. Manny was quick to point out that his office was directly across the street.

“There is no place in Mission I would rather have my office than downtown” he admits. “I’m all about community and Downtown Mission is the heart and soul of it all.”

We spent a few hours browsing the shops and sampling the tasty treats of local downtown restaurants. Mission still has that small-town feel, while still having the convenience of being close to the city.

Feeling slightly more adventurous, more thrill seeking… and ready to experience the thunder of Mission, we drove down to the Mission Racetrack. Manny confessed that this spectator indulgence is exhilarating, and he highly recommended a visit.

Contrary to popular belief, hot rods, custom cars, street racing and drag racing are not recent phenomenon. Back in the late 1940′s and early 50′s Street Rods and Customs were just as popular as they are now. This raceway is a staple in our community, as it has been around since the 1960’s. The facility features a ¼ mile drag strip, a 2 km 9-turn road course, and a 3 km motocross track.

And to tell you the truth?
Manny is right. It’s absolutely exhilarating. The racetrack certainly set our hearts racing.

Needing a little calming after such excitement, we decided it was a lovely afternoon for a peaceful stroll through the Silverdale Creek Wetlands. These wetlands offer a short boardwalk trail through the estuary and is very popular with bird watchers and nature lovers.

“I take my family here all the time,” Manny says with a smile. “It’s our happy place.”

The day was packed full of Mission gems and certainly there were more Manny wanted to show us.

It was getting late… we had to get going and Manny had a date at his very favorite Mission location. His best friend’s gym… the Fitness Lab.

In more common times, the majority of people selling their homes would think it beneficial to list in the spring or summer.  This winter has proven that the serious buyers are out there and the Fraser Valley has more appeal than not.

The COVID-19 pandemic has changed each and every one of our lives. While it has influenced how we live, it is now proving to influence WHERE we live. With recommendations in place to work from home, millions of Canadians are no longer required to commute to their offices on a daily basis. Here in the lower mainland, a record number of people are leaving Vancouver and the surrounding city centre and moving out to more affordable locations, such as Mission.

New Listings for detached homes in Mission have increased by 34.8% since this time last year. Sales are up by 41.4%.

Both Townhouse sales and new listings have increased by 66.7%.

Even Apartments sales have increased by 75% and new listings have gone up by 33.3%.

Working from home and social distancing have become our new normal, hence causing a major shift with the real estate market. The competition over low inventory makes this winter an ideal time to sell your home.

The nation’s three largest cities — Toronto, Montreal and Vancouver — saw a sharp jump in the number of citizens moving to suburbs, smaller towns and rural areas, according to Statistics Canada data released Thursday. A total of 87,444 people left those three cities between July 2019 and July 2020 for other parts of the same province, up from an average annual exodus of 72,686 the previous three years.

With a 54.7 percent increase compared to the 1,405 sales in November of last year, the total inventory was the fourth lowest for the month in the last decade.

In Mission, benchmark prices have begun to slowly increase compared to last month. Although the increase is minimal; Detached are up 1.8%, Townhouses are up 1.3% and Apartments are up 2.2%.

• Detached Home Sales for October compared to November – Decrease of 14.8%
• Townhome Sales for October compared to November – Decrease of 62.5%
• Apartment Sales for October compared to November – Decrease of 16.7%

Though it has been difficult for many industries to adapt to the protocols of the pandemic. The real-estate industry has been able to navigate using appropriate safety measures and continued to thrive.

In Mission, MLS® HPI Benchmark Prices have begun to slowly increase compared to last month. With minimal increases; Detached Homes are up 1.7%, Townhouses are up 0.3% and Apartments are up 0.9%.

Detached Home Sales for June 2020 compared to May 2020 – Increase of 95.5%
Townhome Sales for June 2020 compared to May 2020 – Increase of 150%
Apartment Sales for June 2020 compared to May 2020 – Increase of 66.7%

With conditions beginning to become favourable, along with a balanced market, growing inventory and stable prices, the recovery of the market is improving day by day. While we are still unsure of the duration of the pandemic, there continues to be a strong demand in the housing market. Buyers are still able to access a mortgage rate below 3 per cent, which is very attractive to homebuyers.
